Down payment and debt ratio (skuldkvot)
Down payment rules, how skuldkvot is calculated, and why banks stress-test your finances.

Down payment (kontantinsats)
You typically need at least a 15 percent down payment of the purchase price (rules and exceptions apply). Banks expect own funds or approved financing — not always another unsecured loan.
Also budget for transaction costs, moving, and a post-completion buffer.
Skuldkvot (debt-to-income)
Skuldkvot is total debt (including the new mortgage) divided by gross annual income. Swedish banks and Finansinspektionen use it as a key limit — often around 4.5–6 depending on price and profile.
Example: household income SEK 900,000/year and total debt SEK 4,050,000 → skuldkvot 4.5.
Stress testing
Banks often calculate affordability at a higher interest rate than today’s list rate. Keep savings after completion — many advisers suggest several months of living costs.
