From viewing to completion: bids, handpenning, and what happens after you win.
19 January 2026
Before you bid
- Pre-approval in place and max price set (including fees).
- Review inspection, association documents, and energy declaration.
- Ask the broker how bidding works (open, sealed, etc.).
Bid and contract
When your bid is accepted, the purchase agreement is binding — read terms carefully. Handpenning (deposit) is paid per contract; the remainder at completion.
Completion (tillträde)
At completion you pay the balance, the bank disburses the loan, and you receive keys. Arrange insurance and utilities from completion day.
Common mistakes
- Bidding above budget without a rate stress test
- Skipping review of association loans and maintenance plan
- Forgetting registration fees and moving costs
